Key Points

  • Commercial property consultancy Knight Frank projects that headline office rents in Glasgow will rise to £45 per square foot by the end of 2026.
  • This anticipated increase marks a rise of more than 8% from the current high of £41.50 per sq ft.
  • Deal activity during the first half of the year compressed Glasgow’s Grade A vacancy rate down by 37.5%, shifting from 6.4% to 4%.
  • Office take-up between January and June reached nearly 292,000 sq ft, marking the highest first-half total recorded since 2018.
  • Fully fitted, immediately occupiable office spaces account for approximately 50% of all transactions concluded in 2026 so far.

Glasgow (Glasgow Express) September 22, 2026 — Commercial property market dynamics in Scotland’s largest city are shifting significantly, with prime headline office rents projected to hit a record-breaking £45 per square foot before the conclusion of the year. According to independent commercial property consultancy Knight Frank, the upward trajectory is driven by intense competition among corporate occupiers chasing a rapidly dwindling supply of high-quality, prime space within the city centre.

Why Are Glasgow Office Rents Projected to Hit £45 Per Square Foot?

The driving force behind the anticipated surge to £45 per sq ft is a severe tightening of availability for top-tier office accommodation. As reported by commercial property publications, robust deal activity throughout the first half of the year successfully pushed Glasgow’s Grade A vacancy rate down by 37.5%, sliding from 6.4% down to 4%. Tenants have overwhelmingly chosen best-in-class spaces rather than settling for an abundance of older, secondary Grade B stock.

Consequently, prime headline rents, which have remained steady at £41.50 per sq ft, face mounting upward pressure. Elaborating on these market fundamentals, Simon Capaldi, office agency partner at Knight Frank in Glasgow, stated that

“the recent downward trend in Grade A vacancy is encouraging and points to improving fundamentals in Glasgow, with leasing activity continuing to outpace the delivery of new stock.”

Furthermore, Mr Capaldi noted that with very limited new commercial developments currently working their way through the pipeline, existing vacant buildings will require refurbishment, repositioning, or complete repurposing. He emphasized that

“all things being equal, pressure on supply only looks set to intensify, and landlords who invest now will be best placed to capitalise on that trend.”

How Strong Has Office Take-Up Been in Glasgow This Year?

Market activity indicators point toward a remarkably resilient business environment. Knight Frank data shows that total office take-up across Glasgow reached nearly 292,000 sq ft between January and June, securing the highest first-half total recorded since 2018.

This momentum was further accelerated during the second quarter. Office space take-up rose to 161,703 sq ft, improving upon the 129,778 sq ft recorded during the preceding three months. A notable transaction bolstering these quarterly figures included the Home Office securing an 80,639 sq ft acquisition at 200 Broomielaw, which accounted for approximately half of the total volume for that specific quarter.

Simultaneously, older office stock has been systematically withdrawn from the open market as properties undergo conversion to alternative uses, further reducing the overall volume of available traditional workspace.

What Role Do Fully Fitted Spaces Play in the Current Market?

A notable trend influencing modern leasing transactions is the preference among corporate tenants for ready-to-use environments. Fully fitted and immediately occupiable office spaces have accounted for roughly half of all concluded transactions throughout 2026. This demand has been especially pronounced among smaller corporate requirements, pulling the average deal size down to 2,252 sq ft between April and June—a 36% decrease compared to the preceding quarter.

Detailing the underlying tenant psychology, Mr Capaldi explained that

“fully fitted, immediately occupiable space now accounts for a significant share of activity, helping businesses reduce upfront capital expenditure, speed up decision-making, and streamline the entire occupation process.”

He added that developments such as 5 Cadogan Street and Libertas House demonstrate how effectively this model answers modern workspace demands, noting it is “increasingly becoming the expectation among tenants – particularly at the smaller end of requirements.”

Background of the Particular Development

The upward pressure on Glasgow’s commercial property rents is the culmination of structural shifts that have accelerated since the COVID-19 pandemic and subsequent macroeconomic challenges. Historically, Glasgow’s office market featured a steady pipeline of speculative new builds. However, soaring construction costs, rising costs of capital, and an increased corporate focus on environmental, social, and governance (ESG) criteria—specifically minimizing carbon footprints through retrofitting rather than demolition—have severely constrained new development starts.

At the same time, occupier preferences have evolved dramatically. Rather than taking traditional shell-and-core space and spending substantial capital on prolonged fit-out programmes, businesses increasingly prioritize flexible, high-spec, turnkey environments. This preference has caused a stark market polarization: while top-tier (Grade A) and fully fitted properties experience intensive competition and falling vacancy rates, older or unrefurbished (Grade B and C) spaces experience prolonged void periods. The convergence of limited new completions, sustained city-centre occupier demand, and a contraction in available prime square footage has systematically driven headline rents higher year-on-year.

Prediction

The projected climb in Glasgow office rents to £45 per square foot will have profound financial and operational implications for corporate occupiers, commercial tenants, and local businesses seeking commercial space. For prospective tenants, particularly small-to-medium enterprises (SMEs) and professional services firms operating in Scotland’s central belt, finding affordable, high-quality workspace will become increasingly competitive and expensive. Companies will likely face higher occupancy costs, tighter leasing incentives from landlords, and a greater necessity to lock in lease renewals well ahead of expiration dates.

Conversely, the trend heavily favors commercial landlords and property investors who have proactively upgraded their portfolios with sustainable, fully fitted, and energy-efficient spaces. Property owners who fail to modernize older stock risk seeing their assets bypassed as occupiers aggressively migrate toward “best-in-class” developments. Ultimately, this pricing milestone underscores a permanently altered leasing landscape in Glasgow, where flexibility and prime environmental credentials command a significant market premium.
