“both Glasgow and Edinburgh have a high student to bed ratio indicating a considerable lack of supply. In Glasgow, at present there are 3.5 students per available room, with the private rented sector (PRS) having to pick up the largest share when it comes to accommodation”.
The student-to-bed ratio in Glasgow stands at 3.8, the highest among 20 of the UK’s largest student cities analysed by Savills, which contained more than 1.3 million full-time students and circa 500,000 operational beds. “Glasgow’s strength as an academic centre of excellence is not to be underestimated and its continued success is critical to the city’s economic prosperity. Providing sufficient high quality PBSA to meet demand from students is imperative to maintain Glasgow’s national and global appeal, as well as helping alleviate pressure in the region’s private rented sector, which is suffering from severe supply shortages”.
With over 77,000 full-time students across five higher education institutions in Glasgow, providing more space is critical. The new St Vincent Studios development places students within walking distance of the University of Strathclyde, Glasgow School of Art, Glasgow Caledonian University, and the Royal Conservatoire of Scotland .

Construction firm GRAHAM completed the development ahead of schedule and within budget, successfully overcoming complex ground conditions during the build. The contractor worked sensitively alongside listed buildings in the area to bring the site back into productive use.
GRAHAM began construction on the project in November 2024, and spectacular drone footage captured the construction progress showing the flagship development spectacularly rising out of the ground.
A seven-second time-lapse video documented the progress using hundreds of drone images taken daily since the start of construction.
The topping-out ceremony took place on October 8, 2025, marking a major milestone in the delivery of the 321 studio apartments.

Background of the St Vincent Studios Development
The St Vincent Studios project has undergone a comprehensive development process spanning several years. Planning approval was granted by Glasgow City Council at the start of 2024 for the ambitious proposals for high-quality student accommodation in the heart of Glasgow city centre.
The plans included demolition of the existing office block, which had remained vacant since 2019, and replacing it with the new student development.
Construction officially began in November 2024, with GRAHAMBreaking ground on Glasgow’s latest student accommodation development. The previous office building on the site was demolished, and substructure works progressed following the completion of piling.
